The Ultimate Pre-Shoot Checklist: January 2026 Homeowner Edition

This monthly recurring guide provides homeowners and agents with a definitive step-by-step checklist to prepare a property for professional photography. It covers exterior curb appeal, the "25% Rule" for kitchen surfaces, and the "Master Closet Trick" for hiding bathroom clutter. By following these preparation steps, homeowners help ensure that the architectural flow and space of the home are the primary focus of the listing media.

A successful real estate photoshoot is a partnership between the agent, the homeowner, and the photographer. To capture the airy, high-end images that stop the scroll on Zillow and Instagram, a little preparation goes a long way.

Use this checklist to ensure your Las Vegas home is "camera-ready." Remember our golden rule: We are selling space, not stuff.

Exterior: The First Impression

  • Clear the Curb: Move all vehicles from the driveway and the front of the house.
  • Hide the Basics: Put away trashcans, garden hoses, and various lawn tools. (Don't worry—if you miss one, my "Blue Sky" service includes free digital removal of outdoor trashcans!)
  • Landscape Refresh: Ensure the lawn is mowed, and leaves are cleared from the pool or patio area.

Kitchen & Dining: The Heart of the Home

  • The 25% Rule: Clear at least 75% of items off the countertops. Small appliances like toasters and blenders should be tucked away in the pantry.
  • Fridge Cleanup: Remove all magnets, photos, and calendars from the refrigerator.
  • Dining Prep: Clear the table of mail and clutter. A single, simple centerpiece is all you need for scale.

Living Areas: Creating Flow

  • De-Clutter Surfaces: Remove remote controls, stacks of magazines, and personal family photos.
  • Light it Up: Replace any burnt-out lightbulbs and ensure all bulbs in a room have a consistent color temperature (warm vs. cool).
  • Hide the Tech: Tuck away charging cables and power strips.

Bedrooms & Baths: The Spa Experience

  • The Master Closet Trick: To keep the bedroom and bath feeling like a spa, move hampers, bath mats, and vanity clutter into the master closet. We provide a digital floorplan, so buyers will see the closet's size without the clutter in the photos!
  • Bedding: Smooth out wrinkles in comforters and fluff the pillows.
  • Toiletries: Remove all shampoos, soaps, and toothbrushes from the shower and sinks.

The Final Touch

Before I arrive, turn on all lights and turn off all ceiling fans. This ensures the HDR process captures the room’s true warmth without the blur of moving blades.
